Rules 2026-11-01
How the scores are computed
Scores are arithmetic rules over public records already on the land key. There is no trained model. A high score is a reason to read the cited source, not a title opinion.
Likely federal mineral reservation
federal_mineral_reservation
Score 80 when the mineral screen flags private surface over a published federal mineral polygon. Score 15 when the federal layer responded and did not flag that pattern. Score 0 with low confidence when the federal layer was unavailable. This is the screen's split-estate flag, not a reading of the patent.
Dormant or closed mining claims
claim_lapse_risk
Score 70 when the section has closed BLM claims and no active claim. Score 25 when active claims are present. Score 5 when neither list has a row. Closed in MLRS is not a court finding that the claim lapsed for failure to pay.
Orphan-well records nearby
orphan_well_nearby
Score 30 per USGS orphan well inside one mile, capped at 90. Score 0 when the radius search returns none. The well file is the USGS 2026 documented orphan release, not an operator of record.
Water-right status worth a second look
water_forfeiture_risk
Utah only. Score 60 when a nearby point of diversion is not status Approved or summary A. Score 10 when every nearby right is Approved and summary A. Score 0 outside Utah or when no point was returned. Forfeiture is a Division of Water Rights process. This score only repeats the published status.
